Lending in Melbourne & Victoria

Chop Loans is Melbourne-based. We work with clients Australia-wide, and know the Victorian market first-hand.

First home buyers in Victoria

Victoria has its own stamp duty exemption and concession for first home buyers, plus the First Home Owner Grant for eligible new homes. Federal schemes such as the 5% Deposit Scheme and Help to Buy can cut the deposit you need. Schemes and thresholds change, and some close (the Victorian Homebuyer Fund no longer takes new applicants), so we check what’s open and what you qualify for, and build every cost into your budget before you bid. Melbourne’s growth corridors and new builds

Many Victorian buyers purchase house-and-land packages or off the plan in Melbourne’s growth areas. That brings specific lending questions:

  • Construction loans pay the builder in stages, with interest charged only on what’s been drawn.
  • Valuation risk: new-estate valuations can come in below the contract price, leaving a gap to fund.
  • Long settlements: off-the-plan purchases can settle years later, so your approval may need to be refreshed.

We plan for all three before you sign, and line up lenders whose construction policy fits.

Regional Victoria

Buying in Geelong, Ballarat, Bendigo or further afield? Some lenders treat regional postcodes differently, with lower maximum loan-to-value ratios or stricter valuation rules, while others lend there on standard terms. We match your purchase to a lender whose policy suits the location.

Business owners and investors

From commercial premises to investment portfolios, we structure Victorian property finance with a CPA’s eye on cash flow and structure. See Commercial Loans andStructuring multiple properties.

Meeting in person or online

Most clients prefer phone, video or WhatsApp for speed. If you’re in Melbourne and would rather meet face to face, just ask.
